How We Build Your Dream Home
Building a new home is one of the largest investments you will make. At D Scales Construction, we are with you every step of the way. Our comprehensive Design plan covers all aspects, including location, zoning, finishes, architecture, blueprints, budgets, and document submissions to the necessary parties. Throughout the entire build process, we maintain open lines of communication, providing regular updates and the opportunity to meet with our team. Trust us to bring your dream home to life.
Initial Meeting
Our goal is to identify the scope of work to adequately design and price the project to the expectations of the customer. We will ask for the project location or advise on desirable locations in the local area. We can use your existing set of plans or start from scratch. It is important to learn about which home style you like most and start a composite of the interior and exterior finishes. If there is an HOA or POA, a copy of their rules and expectations would be appreciated. Establishing an initial scope of work will improve our ability to price the project more accurately.
Assistance With Design
D Scales Construction can work with an electronic house plan, build from one of our in-house plans, or work with a preselected architect. We can also recommend an Architect, Structural Engineer, and Surveyor. We will work as a liaison with the customer to design the project to meet their dreams and expectations.
Finish Selection
D Scales Construction can help our customers select both interior and exterior finishes such as; plumbing, cabinets, lighting, appliances, doors, colors and textures, brick, stone, siding, stucco, roofing, paint, trim, etc. Our staff can make recommendations on the layout of landscaping and assist with plant selection, pool design, solar and battery back-up systems, and much more.
Budget Estimate
Once the scope of work is identified, plans are complete, and finishes are selected, D Scales Construction puts together a budget estimate for the project. Typically, a budget estimate takes a couple weeks to put together, depending on subcontractors and vendor response. The budget estimate is then reviewed in detail with the customer. A copy is provided to the customer including product back-up data to be used for lending and budgeting.
This information is proprietary and will have limits and exclusions for use and distribution.
Preparation of HOA or POA Submittals
D Scales Construction can prepare a complete submittal for the Homeowners Association or Property Owners Association. This includes designing to meet their requirements, meeting submittal requirements, and addressing any specific project concerns brought up by the Architectural Committee and its professional reviewer. This has become standard practice and D Scales Construction can navigate these requirements to a successful completion.
The Construction Experience
D Scales Construction enjoys an open line of communication with our clients and provides regular updates on the progress of construction. We typically meet with our clients onsite many times throughout the project reviewing current work being performed and what comes next. We take pride in our very open and transparent invoicing, achieved by providing both our subcontractor and vendor invoices for review by the customer during our monthly invoice meetings.
Some examples of onsite meetings include pre-installation of electrical, HVAC, plumbing, cabinet installation, fireplace finishes, paint colors, etc. These meetings will give the owner a chance to ask questions and understand where items will be installed and how they will work. D Scales Construction will be there to guide you through the process.
If a customer does not wish to be as involved, D Scales Construction can manage the process of building the turn-key home you always wanted. If there is a concern or question, D Scales Construction will answer and resolve concerns with professionalism.
